Layout of Forest Road House Blocks 1 & 2:

Blocks 1 and 2 each contain up to 6 single rooms sharing a kitchen, bathroom (bath with shower over), and toilet.

Additional Room types available are:

Single Room
Single Room with en suite Bathroom (Toilet and Shower)
Double Room with en suite Bathroom (Toilet and Shower)
Single Room. Flat Includes Communal Lounge.

The flats are equipped with a hoover, ironing board, iron, kettle, cooker, fridge, freezer, oven, hob, extractor and microwave.

Food storage cupboards are provided in the kitchens and black rubbish sacks and toilet rolls are supplied.

The communal areas are cleaned regularly and students are responsible for their own room and dishwashing.

With a new addition groups of maximum 6 students will now have the opportunity to share two flats with an additional room set out as a communal Lounge.
This is on a first come first served basis and will be subject to availability.

	Ample car parking on-site with Students able to get University Parking Permits as with all other private off campus accommodation. There are also bike sheds.
	We aim to be flexible and try to cater for groups and friends who wish to be in the same flat again this is subject to availability at the time of booking.
	Gas, Electricity and water charges are included in the rent.
	The communal areas are cleaned on a regular basis. Please note: The cleaners are not responsible for washing up dishes and taking out the rubbish!
	Free storage of your belongings on site over the summer period can be arranged if you have booked for the next academic year. Residency must be confirmed for this offer to apply. This offer is limited to 4 reasonably sized items. If a greater number/size of items is needed they can be arranged at a reasonable cost. Failure to take up occupation could result in your being liable to pay a storage charge of up to £20 per item per calender month.
	The site has CCTV (Security Cameras) overlooking both internal and external areas.
	A 'Key Pad' / 'Phone door' entry system is installed to maximise security.
	There is On-site office and administration support and onsite evening tutor.
	Post is delivered daily to each flat's kitchen.
	The secure bicycle shed is provided free of charge to all residents.
	There is a launderette in each block with coin operated washing and drying machines.

	Forest Road House is a fully licensed HMO with Colchester Borough Council and complies with all requirements for fire, health & safety and other public regulations.
